Modular install, logistics and site infrastructure

Your unit arrives on a lorry. Everything below it is a different problem. is the one that fixes it.

One survey, one scope, one price, one programme, one company accountable from ground to handover. We prepare the site, move the modular unit and set it in place for any manufacturer.

The gap

One company accountable from ground to handover.

Manufacturers often leave the site preparation to somebody else. The quotation says “base by others”, “delivery to suitable hard standing” and “crane to be arranged separately”. The customer ends up coordinating three trades and owning the argument when the unit does not sit right.

It is not only the unit that makes a site work. It is the access track, the drainage run, the crane route, the correct base tolerance and the final lift plan. When the specification is split across several trades, the customer becomes the project manager by default.

What we do

One scope for the site and the set.

Bases and foundations

We prepare the correct base for the unit, whether that is a concrete pad, a piled or screw-supported foundation, or a simple ground-supported platform. The key is to match the unit specification to the ground conditions and keep the tolerance within the manufacturer’s requirements.

Site prep and drainage

We form the site to the right levels, manage cut and fill where needed, and plan drainage so the unit sits dry and legal. This prevents the common issues that only show up after delivery and before the handover.

Utility connections

We coordinate the points where the unit needs water, power, drainage or telecommunications. That includes the route, the trenching and the interface points that make the unit ready to plug in and use.

Access tracks and hardstanding

We look at the lorry route, the turning area, the crane access and the final hardstanding so the site can take the unit cleanly. Access is often the difference between a tidy install and a job that drags on.

Transport and siting

We coordinate the movement of the modular unit from the supplier to the prepared site and manage the siting sequence. A unit can be specified correctly and still cause delays if the transport and arrival plan is not worked through.

Craneage and lifting

We arrange and manage the contract lift to keep the install safe, controlled and on programme. That includes the lifting plan, the lifting points and the final positioning on the base.

Who we are for

Land, planning and site pressure are the normal conditions.

Setting out pegs and a string line with an excavator levelling the ground behind

Site developers and diversifying farmers

We work with farmers and rural developers who are expanding a site, creating a leisure offer or converting land into something with a viable commercial use. The challenge is often the site: access, ground conditions, drainage and consent issues all sit together and need one practical plan.

Lodge installation in a holiday park setting

Leisure and holiday park operators

We support holiday park and leisure operators adding units, glamping accommodation and new pitches without creating a chain of missed dependencies. The work has to fit the site programme, the delivery sequence and the long-term operation of the park rather than just the unit itself.

Cabin installation for a private buyer

Private buyers and trade

We also work with private clients, builders and retailers supplying a modular unit for a garden room, annexe, pod or specialist use. The issue is usually practical rather than decorative: the base has to be right, the access has to work and the unit has to land on time.

Spec-certified

We work to your manufacturer’s specification, and we certify it.

Photographic records and as-built levels on every base are part of the job. A wrong base puts the unit’s warranty at risk and leaves the customer paying for the mistake when the unit arrives on site.

We install any manufacturer’s unit and sell none of them.

Process

Clear steps from the first call to the final handover.

01

Site assessment

We review the ground, the access, the services and the realities of the site before the unit is ordered.

02

Scope and fixed price

We define the exact work needed and provide one clear scope and price for the site preparation and set.

03

Site prep and services

We form the base, drains, tracks and connecting infrastructure to the specification and the site plan.

04

Delivery and craneage

We coordinate transport, crane lift and access so the unit arrives when the site is ready to receive it.

05

Setting and connection

We set the unit, check the levels, connect utilities and make sure the final position is correct.

06

Handover with records

We issue the certified records and as-built information so the customer has a clear, accountable finish.

About

Rural and awkward is the normal job.

We work in the places that other contractors prefer to avoid: sloping ground, wet sites, remote locations and places with no mains anything.

The jobs that matter are the ones where access, drainage and ground conditions are not simple, and where the wrong answer creates real cost and programme risk. Based in the North of England, and happy to travel for transport and siting work further afield.
